N4525Y is a 3200 +/- TT 1979 Late serial number AA5B-1124 with just over 200 hours on Major Overhaul and 100 hours since tear down for bad babbits (main bearings) and rings redone.
Last annual pickup up some things, let slide on the previous due to the engine remove and replace (R&R) and its first trip to the “Guru” which became the $17,000 annual.
Offered at $68,000 with the 2016 annual done at AirModsNW, Ken “Guru” Blackmands’s shop.
As only Ken can say it, “Blessed By The Guru — Priceless!…….”

Interior is reconditioned using original type seat fabric and vinyl. Condition is very good.
Tires are very good.
Rating of condition is 8 on the paint and airframe appearance, 7.5 interior.
GENERAL INFORMATIONThe annual is due in April which is not expected to need anything extensive. Some cosmetic things could use attention but, mechanically, this aircraft is as good as them come. The last two annuals have been done by Air Mods N.W., noted Grumman American expert maintenance personnel, and nothing of an airworthy nature has been allowed to remain unattended. The first inspection (2014) revealed numerous discrepancies which were addressed and corrected. This included one undocumented repair to the fuel cap recess & retainer in the right wing. There were some leaking access panels and sump drains as well as much metal working residue found inside the right fuel tank plus fuel qty. transmitter gaskets leaking and the same gasket leaking in left wing. The engine was sent for warranty repair as required due to failed main bearings from mfg. defects. The complete cost for this work, including consulting and FAA liaison on wing repair was nearly $18,000.00. The 2015 Annual Inspection and related work was $3615.00 and included some deferred items from previous year of non-airworthy concerns. All documents for this work are available for review on request from Air Mods N.W.
This aircraft is for sale for $68,000.00 in AS IS condition. The only known problems at this time are some tracking problem with the autopilot and an appointment has been made for this at an Avionics Shop. Some intermittent erratic indication has been noticed with the registering from #1 EGT which is probably a connection problem.
